After agreed on the payment with the owner, collect all documents-copy of deed, id card and other document to apply for demolition permit with the district office. Disconnect the water and electricity supply inside the building to avoid short circuit and electric shock to the staff during the demolition work (the electricity is needed, we have to make the new wiring)

The demolition process of  one unit of 4-storey  terraced building , which is adjoined with other 9 units building on Praram III road. The building is Steel reinforced concrete, which is  Cast-in-Place Concrete Slab (not Precast Concrete Slabs, for the Precast Concrete Slabs, it will require the different way of demolition method.) (please see the photo to help with your understanding)

1. Survey internal and external structure of the building and the nearby buildings before start the demolition. Ask the nearby houses for the photo taking to survey the damage and any fractures before starting any demolition work. Introduce yourself and be friends with houses in the neighborhood.

2.Arrange the protection mesh sheet, cover the front with metal sheet with pop-up beam overhang, install the demolition area sign with contact number.

 

3. Smash the floor into the 1.5x1.5 meter hole from the forth, third and second floor to drop the debris from the upper floor to the lower floor

4. Smash the wall on the fourth floor outside the building and carry the debris onto the lower floor.

5. Extract the floor with the concrete extraction machine- the handsaw- to separate the steel rod inside the concrete from the building structure on the nearby buildings, starting from the top floor, in this case, it is the fourth floor, and measure the  the​ appropriate​ extraction distance at​ around​ 15​ to​ 20​ cm.

6. Extract the​ floor​ on​ the​ fourth floor, left​ only​ the​ steel structure, poles and​ beams (like​ spider web)​ to​ let​ the​ demolition​ crews  walk​ pass​ to​ attach​ other​ parts​ of​ the​ structure.

7. After finishing the floor extraction and smashing, cut the steel rod, until there is only the beam left.​ Use​ electric​ extraction  to​ extract the​ beam and​ poles.

8. Get the wreckage from the demolition work from the fourth floor to third floor and carry those debris pile up on the lower floor and take it outside to prevent the building from sustaining overweight materials ( it’s very dangerous, this must need to be concerned)

9. After finishing removing the floor, beam, pillars on the fourth floor,  build the scaffolding for brickwork,do the measurement for brickwork and paint the top of the beam for rust protection on the steel rods.

10. Repeat the process 4 to 9 on the third and the second floor.

11. Contact the electricity authority to remove the electric wires under the awning.

12. Take the small backhoe drill and extract​ the​ floor​ and​ ground beam​ on​ the​ ground floor, and​ move debris  outside​ the​ area. (left​ with​ only​ the​ footing or​ ground​ column of​ the​ nearby​ house.)​

13. Clean up the area and hand over the work.

From what I mention, it’s not an  easy task. If​ demolition​ contractors​ lack attention​ and​ caution​ or​ do​ not​ have​ enough​ experience,​there​ may​ be​ cause​ invaluable​ damage.​ Finally it​ would​ leads to​ inevitable argument​ with​ people​ in​ the​ neighborhood.
